Your monthly rent includes access to your beautiful apartment home, garage, and our state-of-the-art amenities.

Utilities such as water, power, and internet are separate from the rental rates.

No, the garage is included with every apartment in the rental rates!

We offer 9- and 12-month lease terms. The 9-month lease term would be at an increased rate than the 12-month lease rate you see online.

Beacon Place offers a gorgeous 40,000 gallon resort-style saltwater pool, pickleball court, and pet park. Also, residents have 24-hour access to the resident clubhouse that includes the Fitness Center, Business Center and Bamboo Studio.

There is a $50 Application Fee for each applicant over the age of 18 that will be a responsible lease holding resident, including a guarantor/cosigner.

You will need to provide your Driver’s License or valid form of ID. For financial verification, we need a copy of three recent pay stubs, or a salary offer letter. Also, we will need your previous rental address/property/landlord so we can perform a Rental Verification.

We have our $500 Community Fee that is a one-time, non-refundable fee you pay before or at move-in.

The Community Fee covers the cost of painting and cleaning once the resident has moved out of the apartment home. Damages in excess of normal wear and tear will be charged back to the tenant.

No, the Community Fee is one-time; however, if you decide to transfer to another unit on the property when you renew, you will have to pay a Transfer Fee.

Yes, we do allow pets! There is a one-time, nonrefundable Pet Fee of $250 and $25 in Pet Rent per month, per pet. Maximum of two pets per apartment. Note: there are breed restrictions but contact the office if your dog is on this list for alternative options.

With the proper paperwork supporting the animal is a service/emotional support animal, the fees and pet rent will be waived.

Rent is due on the first of every month and is late on the fourth of every month. Residents have between the 1st-3rd of every month to make their monthly payment.

On the 4th, if there is any unpaid rent, a late fee of 10% of your rental rate will be automatically posted to your account.

Residents have multiple options to pay rent. We accept check or money order through the front office or resident can easily pay online via the resident portal. Also, residents can setup automatic payments. Note: Convenience fee charges will apply depending on payment method. WE DO NOT ACCEPT CASH.

The lease is a legally binding contract and cannot be broken. For a possible early move-out, we do a process called a Relet.

Our Relet process is where we try to find someone to fill the apartment, but you are still responsible for the apartment until we can find someone to sign a new lease for the apartment. Ultimately, you’re responsible to find someone to replace your spot in the apartment. The new resident must complete an application, submit fees, and sign a lease agreement with a full 12-month term lease with the term date beginning the day after the vacate. Once a replacement resident has completed these procedures, you will pay a cancellation fee of one month’s base rent.

While management staff will help, it is ultimately your responsibility to find someone.

We do not lease to undergraduate students. Unless they meet our rental criteria without a guarantor. Graduate students must show documentation stating that they are in the graduate program to be able to lease.

No, we do not offer fully furnished apartments with furniture. Our apartments come equipped with stainless-steel kitchen appliances and an in-unit washer and dryer.

Yes! A stackable washer/dryer is included with every apartment.

We’ve provided washers and dryers in every unit, so there is no need for you to supply your own.

No, we provide basic Pest Control at no extra cost.

There is trash disposal conveniently located on-site.

As long as the hole does not exceed the size of a quarter, you are more than welcome to hang or mount anything you like.

Due to liability reasons, maintenance is not allowed to hang any décor within your apartment.

Yes, but for your safety, city ordinance requires grills to be stored and used at least 20 feet from the apartment home.
